01 — Booking

Rates, minimums and cancellation.

How do I book at Boulevard North Lakes?

Book online for real-time rates and availability. Most stays can be booked this way, including longer ones. For corporate, insurance, government or NDIS stays that need invoicing or direct billing, contact us and we’ll arrange the rate and paperwork.

Why should I book direct instead of through a third-party site?

You get the best available rate when you book direct through our website. No booking fees, no middleman markup. The price you see is the price you pay.

Is there a minimum stay?

Yes. All bookings have a two-night minimum.

Do you offer reduced rates for longer stays?

Reduced rate packages for stays of 14 nights or more are available to book online. For corporate or recurring booking arrangements, contact us directly to discuss.

What is the cancellation policy?

Cancellation terms depend on the rate you book. Flexible rates allow free cancellation up to a set number of days before arrival. Other rates may be non-refundable. The specific terms for your booking are shown at the time you book and included in your confirmation.

02 — Arriving & Check-in

Reception hours and self check-in.

What are the check-in and check-out times?

Check-in is from 2:00pm. Check-out is by 10:00am.

What if I arrive outside reception hours?

Reception is open Monday to Friday, 8:30am to 4:30pm. If you arrive outside these hours, 24/7 self check-in is available. You’ll receive your access details and check-in instructions before arrival. Let us know your expected arrival time when you book so we can make sure everything is ready.

Is there a reception desk?

Yes. Reception is staffed Monday to Friday, 8:30am to 4:30pm, with an on-site manager during business hours. Outside these hours, self check-in is available and there’s an after-hours emergency contact.

03 — The Apartments

What’s in every apartment.

How big are the apartments?

Every apartment is 106sqm. That’s nearly four times the size of a standard hotel room. Two bedrooms, two bathrooms, a full kitchen, in-apartment laundry, and an open-plan living and dining area. For details on the four apartment types (Queen, Study, Family and Penthouse), see our Apartments page.

What’s in the kitchen?

Full oven, cooktop, full-size fridge, dishwasher, microwave, and kitchenware including pots, pans, plates and cutlery. It’s a proper kitchen, not a hotel kitchenette. Coles, Woolworths and ALDI are all within a few minutes’ walk if you need to stock up.

Is there a washing machine and dryer?

Yes. Every apartment has its own washer and dryer. No shared laundry, no coins, no waiting.

Do the apartments have air conditioning?

The living areas are air-conditioned.

What about Wi-Fi and TV?

Free Wi-Fi is included. TVs have free-to-air channels, with streaming available via your own accounts (Netflix, Stan, Disney+ and so on). Bring your login details.

Do you offer a one-bedroom option?

Yes. A one-bedroom option is available at a reduced rate. You get your own bedroom and bathroom, plus the full kitchen, living area and laundry.

How often are the apartments cleaned?

Apartments are serviced weekly during your stay. If you need anything between services, contact reception.

Do the apartments have a balcony?

Yes. Every apartment has a large balcony or courtyard.

04 — Facilities

Pool, gym and parking.

Is there a pool?

Yes. There’s a resort-style saltwater pool and a hot tub on site, along with pool loungers and an outdoor seating area.

Is there a gym?

Yes. The on-site gym is open 24 hours.

Is parking included at Boulevard North Lakes?

Yes, secure undercover parking is included in your rate. Every apartment comes with an allocated space. There are also visitor parking spaces on site. No daily parking fees.

05 — Breakfast & Dining

Your kitchen, or someone else’s.

Is breakfast included?

No, but every apartment has a full kitchen so you can make your own breakfast. There’s also a cafe at street level if you’d rather have someone else do the cooking. Coles, Woolworths and ALDI are a short walk away, so stocking the fridge is easy from day one.

06 — Getting Here

Airport, trains and Westfield.

How far is Brisbane Airport?

25 minutes via the Bruce Highway (M1). Allow 30 to 35 minutes in peak traffic.

Is there public transport nearby?

Mango Hill is the nearest train station, with services every 15 minutes to Brisbane CBD. The train trip to the city takes about 50 minutes.

How far is Westfield North Lakes?

Westfield North Lakes is only a 5-minute walk from Boulevard North Lakes. It has over 200 stores including Coles, Woolworths, ALDI and IKEA, plus a food court and Event Cinemas. For more on the local area, transport and day trips, see our Location page.

07 — Extended Stays & Corporate

Long-term and corporate bookings.

Do you offer corporate or extended stay rates?

Yes. Reduced rates for stays of 14 nights or more are available to book online. For corporate bookings, including direct invoicing, contact us to discuss your requirements. For more detail on who stays longer and why, see our Extended Stays page.

Can you arrange invoicing for a corporate booking?

Yes. We can set up direct invoicing for corporate, insurance, government and recurring bookings. Contact us to discuss.

08 — Accessibility & NDIS

Step-free, two-bedroom and carer-friendly.

Is the property accessible?

Yes. The building has ramped entrances from street level, elevator access to all floors, and step-free entry into every apartment. Doorways are wide and apartments have an open-plan layout. Some thresholds have small lips from door tracks: 20mm at the bathroom entry, 5mm at the shower, and 20mm at the balcony door. These measurements are at or below Australian accessibility guidelines for Class 3 buildings and are consistent across all apartments. If you have specific mobility or accessibility requirements, contact us and we’ll let you know whether the apartment will work for your situation.

Is Boulevard North Lakes suitable for NDIS participants?

Boulevard provides the accommodation. We don’t provide care services, but support workers and carers are welcome to stay with participants. Every apartment is two-bedroom, two-bathroom, so a participant and their support worker each get their own bedroom and bathroom. The full kitchen and laundry support independent living with whatever level of assistance is needed. Contact us directly to discuss NDIS bookings or requirements. 09 — Children & Families

Children welcome, babies too.

Are children welcome?

Yes. Children of all ages are welcome, and babies are too. There’s no extra charge per person. We don’t provide cots, so if you’re travelling with a baby or toddler, you’ll need to bring your own portacot. The Family apartment type has two single beds in the second bedroom, which works well for older children. See our Apartments page for details on all four types.

10 — House Rules

No parties, no smoking.

Do you allow parties or events in the apartments?

No. Boulevard North Lakes has a strict no-party policy. Quiet hours are from 9:00pm to 8:00am. Boulevard is a residential complex as well as a short-stay property, so we take noise seriously. Guests who breach the policy may have their booking terminated.

Is smoking allowed?

No. Boulevard North Lakes is strictly non-smoking. Smoking is not permitted inside apartments, on balconies, or in any common areas. There is a designated outdoor smoking area at the front of the property.

11 — Pets

Service animals welcome.

Is Boulevard North Lakes pet-friendly?

Unfortunately we’re not able to accept pets at Boulevard North Lakes. Service animals are always welcome.
